Why are Americans moving in spring instead of summer now?

The US housing market's seasonal peak shifted from summer to spring after 2021. Using household mobility data, researchers found Americans began moving earlier in the year, and a calibrated economic model shows this timing change alone explains the shift in when home prices and sales peak.
